How do I develop a town?

The town needs "commuters" and "materials" to get devolopped. Let people come to the town from a place with buildings or out of map. Keep bringing materials to the town.
Always transport passengers from the center of a city to a suburban area. You can start using a small transportation system such as bus. And then, you can shift it to train. This makes the town developed smoothly.
Don't forget to deliver materials to suburbans!

I want more funds. No matter the method!

- Method 1: Buy and sell stocks.
First, buy a certain amount of stock that is as cheap as 3 to 6 at Share Exchange in [Market] menu. And then, sell all of them when the price becomes over 18. You can get benefits. However, you will wait for a while until the stock is sold.

- Method 2: Export materials to the outside of the map by trains.
Build a material factory and a station near by the outside of the map. And then, keep exporting materials to the outside the map by freights.

- Method 3: Export materials to the outside of the map by ships.
This method is very efficient for the map which has the ocean spreading out of the map. Build a material factory and a container port near by the outside of the map. You can keep exporting materials to the outside the map.

- Method 4: Transport passengers by ships.
You will earn a big benefit by transporting passengers to the outside of the map by ships. Build a passenger port on the map which has the ocean spreading out of the map.

Material factories and depots are always deficit.

They will never be surplus. You have to earn benefit in other ways to compensate the red.

I cannot construct a landmark because it requires a lot of materials.

Constructing a landmark would be the greatest work of your ingame lifetime. Of course it needs a huge amount of materials. You can construct a material factory and depot explicit for the use of landmark construction. You may need them only during the construction. They will help you in collecting materials.
You can also construct a depot (start) near by the landmark depot. You can place a truck there so that it delivers materials from the factory to the landmark depot faster.
